Frequently Asked Questions
-
What is the Resident Benefit Package, and can tenants opt out?
The mandatory Resident Benefit Package ($40–$55 per month) includes AC filter delivery, credit building, identity theft protection, cash-back rewards, and utility concierge services. It applies to both new and current tenants and cannot be waived. The fee is $40 per month if you supply your own liability insurance (included with most renter's insurance policies), or $55 per month if you'd like us to cover your liability requirement. -
What are your qualifications?
We don't have a strict minimum income or credit score requirement. Instead, we use a scorecard that weighs several factors together, including income, credit score, debt-to-income ratio, and rental history. If credit isn't as strong but income is high, those categories can balance each other out in the overall score. -
How is carpet care handled?
Tenants are responsible for having carpets professionally cleaned at least once a year and again when moving out, with a receipt provided as proof of service. -
How are property utilities set up?
Tenants can use our utility concierge service to transfer utilities into their name before move-in, or set them up directly through our provided utility portal. -
What is the process and timeline for non-renewal and deposit refunds?
A 60-day Notice to Vacate is required. Once you move out, Florida law gives us 30 days to mail your security deposit claim letter. -
How do I apply, how long does it take, and who needs to submit an application?
Applications can be submitted online at PMIRiverCity.com. The application fee is $125 per person, and every adult occupant aged 18 or older must apply, even if they aren't financially responsible for rent. Processing typically takes 3–5 business days, depending on how quickly previous landlords respond to verification requests. -
Do you accept Section 8, HUD, or housing vouchers?
Yes, housing vouchers and Section 8 are accepted on select properties. Eligible homes are listed under the voucher section at PMIRiverCity.com. Veteran and other non-voucher assistance programs are reviewed on a case-by-case basis. -
What are the lease options, and is rent negotiable or eligible for military discounts?
The minimum lease term is 7 months; terms longer than 12 months require property owner approval. We don't offer rent reductions or military discounts by default. Any requested rent reduction is only considered by the property owner, and only after an application has been fully approved. -
How much is the security deposit, and how long can a property be held before move-in?
The security deposit is equal to one month's rent. Once the deposit is paid, we can hold the property for up to 30 days prior to your move-in date. -
Are pets allowed, and what are the associated fees?
Pet policies and weight restrictions vary by property and owner preference, so check the specific listing at PMIRiverCity.com for details. Standard pet terms include a $250 non-refundable fee per pet, plus monthly pet rent ranging from $10–$40 depending on the pet. -
Are applicants with evictions, criminal records, or bankruptcies accepted?
Incomplete evictions can be considered with a landlord reference and proof of payment. Misdemeanors are generally acceptable, and felonies are reviewed case by case depending on severity and how long ago the conviction occurred. Bankruptcies don't automatically disqualify an applicant; they receive a standard deduction on the scorecard and are evaluated alongside current income and payment history. -
How can I schedule a tour, and when are move-in preparations completed?
Property tours can be scheduled online at PMIRiverCity.com. Move-in preparations such as cleaning, rekeying, and minor repairs are typically completed within 5 business days before move-in. -
What kind of proof of income is accepted?
We accept pay stubs, W-2s, tax returns, bank statements, or an offer letter.
