Eviction Protection For Your Rental Investment
We Shield You From The Stress Of The Eviction Process
In the unfortunate event that a tenant needs to be evicted from your rental, we will shield you from the stress and re-rent the property promptly.
Eviction Guarantee
We understand how frustrating it is when a tenant violates their lease agreement and the financial implications for property owners. It’s an unfortunate fact that some tenancies end in eviction. With PMI’s Eviction Guarantee, you don’t have to worry about the costs of eviction because when you subscribe to our Eviction Protection Plan, we not only handle the eviction process but we offer an optional owner benefit package for $45 per month that covers $1000 in legal fees, 2 months of rent and leasing fee.
How the Eviction Guarantee Works:
- Owner must subscribe to our Eviction Protection Plan in the Management Agreement.
- New tenants with leases signed after the Management Agreement is in place are immediately covered.
- Existing tenants with leases signed prior to Management Agreement are covered provided they are in good standing.
- This program only covers lost rent, leasing fee, and eviction cost but does not include property damage. Property damage is taken out of the security deposit

Frequently Asked Questions

Does PMI River City handle evictions in Jacksonville, Florida?
Yes. If a tenancy reaches the point where eviction is necessary, PMI River City coordinates the process and works to minimize disruption and financial loss for the owner. We maintain rent and communication records, issue required notices through the appropriate process, coordinate with legal professionals when needed, and manage the property-management steps surrounding possession and re-leasing. Evictions must follow Florida law and cannot be handled through lockouts or other self-help measures. Timing and cost depend on the circumstances, court schedule, resident response, and whether the case is contested. -
What is PMI River City’s optional eviction protection package?
PMI River City offers an optional owner benefit package for $45 per month. For a covered tenancy, the program includes up to $1,000 in legal fees, reimbursement for two months of lost rent, and the leasing fee described in the plan if a screened tenant placed by PMI River City must be evicted. The owner must enroll through the management agreement, and coverage is subject to the exact terms and exclusions in that agreement. The protection applies to qualifying eviction-related losses; it does not cover property damage, which is addressed separately through the security deposit and other available remedies. -
Are existing tenants eligible for eviction protection?
Existing tenants whose leases began before the management agreement may qualify for the optional eviction protection program if they are in good standing when coverage begins. New tenants with leases signed after the management agreement is in place are covered according to the program terms when the owner has enrolled. Because eligibility can depend on payment status, lease history, placement, and the effective date of coverage, owners should rely on the signed management agreement for the controlling details. PMI River City can review the current tenancy and explain whether the resident meets the plan’s enrollment requirements. -
Does eviction protection cover damage caused by a tenant?
No. PMI River City’s eviction protection program is designed around specified eviction costs and income loss, not physical property damage. According to the program summary, qualifying coverage may include up to $1,000 in legal fees, two months of lost rent, and the leasing fee, while tenant-caused damage is handled separately. The security deposit may be applied to lawful charges in accordance with the lease and Florida requirements. Owners should also maintain appropriate landlord insurance and discuss available coverage with their insurance professional, because a security deposit may not be enough to cover substantial damage. -
How long does an eviction take in Jacksonville?
There is no single guaranteed timeline. An uncontested nonpayment case may move more quickly than a contested eviction involving defenses, service problems, bankruptcy, or court delays. PMI River City begins by following the lease and applicable Florida notice requirements, documenting the account, and coordinating the required filings and legal process. The resident’s response and the court’s schedule affect what happens next. We keep the owner informed and work to regain possession as efficiently as the law allows, but we do not promise a specific completion date because the final timeline is controlled by the facts and the court.
