Residents can submit maintenance requests through the property management system, allowing PMI River City to document the issue and coordinate the appropriate response. Our team reviews the request, communicates with the resident, dispatches a qualified vendor when needed, and tracks the work through completion. Owners can view maintenance activity and related invoices through their portal. We aim to address ordinary repairs promptly and respond to emergencies at any time. This system removes the burden of fielding resident calls, locating contractors, scheduling access, and following up on unfinished work. -
Will I be notified when repairs are performed at my property?
Yes. Maintenance activity is documented, and owners can review work orders, invoices, and related property information through the owner portal. PMI River City follows the authorization provisions in the management agreement, including the established approval threshold for nonemergency repairs. When a repair requires owner input or exceeds the authorized amount, we contact you for direction unless immediate action is necessary to protect people or property. Emergency circumstances may require prompt action before prior approval can reasonably be obtained. Either way, the work and expense are recorded so you can see what occurred. -
Does PMI River City add a markup to vendor maintenance invoices?
No. PMI River City does not mark up maintenance invoices. Owners receive the vendor’s invoice rather than an inflated bill with an added management-company percentage. This keeps repair costs transparent and allows you to see what was actually charged for the work. The management team still coordinates the request, communicates with the resident and vendor, monitors completion, and records the expense in the owner portal. Although vendor pricing depends on the repair, access, materials, and urgency, PMI River City’s no-markup approach helps owners understand the true cost of maintaining their rental. -
How often do you inspect rental properties?
PMI River City performs exterior inspections quarterly and a comprehensive interior inspection annually as part of its management process. Vacant properties are checked weekly on varying days and times while they are being marketed. These visits help identify visible maintenance concerns, confirm the condition of a vacant home, and reduce the chance that an issue remains unnoticed for an extended period. Inspections are not a substitute for specialized structural, environmental, or code inspections, but they provide owners with valuable routine oversight. Findings and recommended next steps are communicated and documented as appropriate. -
How are emergency maintenance situations handled?
PMI River City provides 24/7 emergency response for urgent issues that threaten safety or could cause significant property damage. The team evaluates the report, coordinates immediate assistance when necessary, and takes reasonable steps to limit further loss. Because delaying action during an active leak, electrical hazard, loss of essential service, or similar emergency can make the damage worse, the management agreement permits emergency work to proceed when prior owner approval is not practical. The owner is notified, and the related work order and invoice are documented. Nonurgent requests continue through the normal authorization and scheduling process.
